A landlord who wants to evict a tenant must follow
chapter 83 of Florida Statutes to the letter, dotting every
i and crossing every t. The process of eviction is  very
fast  and complexed compared to other kinds of legal
actions. The trade off is that the landlord must do
everything exactly right. If the landlord makes A
mistakes in giving or preparing any of the  eviction
documents the case could be dismissed and the
landlord might have to begin again and also loose the
money already spent.

Refund Policy

In the event the client cancels in writing or by email prior to us preparing any paperwork and submitting it to
the client for signature by email, fax or in person then the full amount will be refunded. In the event that the
Tenant pays the full amount  of rent owed within the three-day  notice period, prior to the filing of the case
with the Court, then the entire amount of the Court Filling fees is refundable less any process server fees  
and   service fees.

if the case is filed with the Court and the tenant moves out at any time during the eviction process the tenant
will be considered a completed  eviction and no partial or full refund will be refundable.


We  are an Independent Non-Attorneys  service. We do not provide any legal advice.  The above fees  are

The above  fees covers all preparation and filling fees of the following documents: three day, fifteen  day
or seven day notice, 5-day summons, complaint for possession, motion for clerk's  default, motion for
summary judgment, non-military service affidavit, final  judgment, writ of possession, clerk of courts
filling fees, process server (RUSH  SERVICE) fee, photocopies and postage.

If the tenant needs to be removed by the Miami Dade Sheriff a $115.00 fee will be required.
If the tenant needs to be removed by the Broward Sheriff a $90.00 fee will be required.
If the tenant contest the eviction, additional  fees  might be required.


ATTENTION PROPERTY OWNERS :Only the owner, lessor, an attorney, or the “property manager” is
authorized to complete, sign and file a Complaint for Eviction  on behalf of the owner or landlord, with a
proper owner’s authorization form,  and a non-lawyer property manager may only do so in uncontested
residential evictions grounded upon non-payment of rent.


However, a property manager may not bring an eviction action in his own name  and a property manager
may not file motions once the eviction becomes contested.  The non-lawyer property manager may not
even file a voluntary  dismissal  once  the case becomes contested. In other  words if the tenant contest  
the eviction  the owner or property manager will have to hire and attorney.
